This has resulted in tenants almost fighting over my properties, which affords me the opportunity to be selective.

In our experience, the #1 mistake landlords make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.

On the smaller side, I'm sure there will still be select regional/local credit union options but for larger multi-state buyers this will no doubt have an impact.

I have programmed each STR cabin in a list that must be selected then super easy to #1.

@Jared Maches I would invest in the lower crime rate large towns to get the best selection of residents. 

The latter presumes the deals will be largely similar and thus it won't be too hard to disclose around issues or convince investors to give you the latitude to invest the money across a wide range of project types.  

Most agents don't pay much attention to buyers until they actually buy but there are a select few who do focus on deal locators and buyers to help get deals done.
