We are looking for STR options in Lakeland now and looking around that West Coast area as well.

Not sure if there are other long term finance options (30 years preferably).

Are there more affordable options that are also good?

The land is currently  pretty much all. jungle would a 2 bedroom home be the best option or would you guys try to build 1 bedrooms 

You have many  options with that property you have, do not ever assume anything (like not doing the kitchen/bath and going STR).You need to figure out what you are comfortable with and what will make you $$.

It's worth reaching out to multiple insurers to see what options are available.

Getting recommendations from some in-person or virtual groups seems like a great place to start compiling a list of options. 

Another option is to have the building tested, and if that is found you could get a quote for remediation.

Prime + 1.5% is pricey, but a good backup option.
