I thought maybe some old timers would chime in as to the cold call, for example, you see a lady walking out of a house with a bucket and mop from an empty house, what's that tell you?

The lady is in an untenable position and will probably be pleased with the 12K.  

After speaking with her, she sounded like an older Russian lady that spoke very good English but was pretending she didn't understand the numbers to work a better deal.A Week before closing the wholesaler calls me and tells me he does not want to deal with the lady anymore because she keeps asking for a discount to take care of the problems in the house (some plumbing and cabinets needed to be replaced, est. $4,500).

There are also some lease scams going as well, an old lady in Dallas buys oil rights just before RE closings and the buyer thinks they get them, there's a suit going now as title insurance doesn't insure mineral rights in TX according to the attorney.

Well I have a lady whose house was up for auction in November and she filed bankruptcy so now I sent in my authorization to release information form to her lender and she REALLY wants to get rid of the property but since its tied up in bankruptcy what should I do?
