When you reach my age (hmm, I actually remember Kennedy getting shot, I was young but I remember) and at this stage I don't care how much "equity" I have in my properties, (which is substantial) I am more about cash flow.

Unlike many my age, I have a decent credit  (around 730) and about  $14k saved up.

Things like the age of the roof, HVAC, other capex items, etc can be a HUGE consideration.

I've recently read and listened to several real estate books as well as hundreds of forum posts, articles, and podcasts from Bigger Pockets (A wildly successful club - the Motley Fool doppelganger in Real Estate), and finally bought my first house at the ripe age of 22.

Brian, think about looking at some areas that have some density (rooftops) and an aging housing stock.

Maybe you're looking to put your money to a different use now - family, friends, charity - my reasons for my continued pursuit of real estate have shifted as I've aged.

I just finished talking with y broker and he has informed me that due to covid 19 the 10% penalty for taking your 401k before age 59 has been waived.
