@Cheryl J McGrath there are many calculators, spreadsheets, and resources out there for analyzing properties, but there's no fool-proof app that can tell an investor everything they need to know about a property--because REI involves a LOT more than just data.For instance, a musty smell in the basement caused by water intrusion, a neighbor with a loud barking dog, a floorplan that's awkward but that could easily be re-arranged, significant settling, the location of load-bearing walls, the routing of electric, HVAC ducts, and plumbing  --these are just a few of the MANY factors that might cause me to buy (or not buy) a property, but none of these factors will be conveyed in data or on an app.

It was a total waste of my time and the potential renters time who was trying to move out of her illegal apartment (only one entrance) I realize there is the application, inspection and advertisement process via section 8 but does anyone have any time saving and friendly advice in dealing with bureaucratic nonsense associated with any government agency.

Location, condition, parking, loading access, vehicle per day count in front of the building, Lease type (gross, NNN, Modified...), length of the desired lease, zoning, all of these can influence price.

Sometimes maybe you get lucky and the 1st lender has gone out of business or decides the balance is so low it's not worth going after, or maybe they know something you don't know....like hazardous waste or insurance claim or something like that.

I have to pay that much but the dumpster has to be emptied 3 times.Once I got a Bob cat to scoop up all the hoarders junk in the yard and load the dumpster.The PM should never have let this house get so bad and should bear some responsibility.
