I agree, you never know the full situation so offer and see what happens.  

There are lots of situations where we'd say the guy is living there but a new couple wouldn't think of him as living there.

I can't really ask for a better situation at the moment.

Still learning and working out a way to attain financing since my employment situation is a little out of the ordinary, but otherwise have a bit of cash to put into a few investments.I've also been working on a spreadsheet the past few months, though I'm always tweaking it.

I don't know how the Service would like a scenario like that.The most common scenario we get with situations like this is that if she can be patient, then she moves out of that house for a year and rents it. 

What I see a lot in your situation is cosigners for each student and one student pays rent with auto pay .
