@Derek Woods When you say duplex, do you mean half the duplex or both units... in different parts of the country they use Duplex, semi detached, and half a double, all to describe the same type of 1 unit SFR.What is the value when this is all fixed up and in great shape? 

Oye, you may want to consider getting really familiar with one square mile, so you know the shape of the neighborhood, the rents or resale values, and what level to upgrade them to.  

We have an internal network where I can advertise directly to the workforce...a workforce that periodically goes through background investigations and is held to a high standard of ethics and financial responsibility.So I don't expect much in the deadbeat tenant arena, and the building/condo is in very good shape.

I don't know the San Diego market too well..but im guess it's going to be hard to cashflow there as well.I wouldn't worry about prices falling again...it seems that people now have the mentality that it's a great time to buy a home now that prices have gone up...and things seem to be trending up.

There seems to be a trend going then, not up to date!

This price increase is way out of line with the general market trends and will likely pass by the average person before they know what happened.
