At worst I would say C+/B-.Sunny Side has had a huge transformation and I wouldn't categorize it was a D either.

What I see it usually is that these are only tenable emotionally for those with leverage issues or those who recognize the value of their time in other endeavors. 

North Nashville is definitely one of the high emerging neighborhoods, it will still be a bit before it completely transforms, but that's the best time to get in!

I chose my city (Jersey City) because houses cashflow properly here as-is with great potential for thr city transformation, which is already happening in certain sections, thanks to its proximity to New York Manhattan.

The resigning of my job is a minor set back in salary which will pay off in the near future with my endeavors.
