Doesn't this set aside money for big ticket items like furnace, water heaters, roof, etc Setting aside money for repairs too would cover smaller repairs like toilet issues, paint, etc

I just attached a $30 bidet from Amazon onto the downstairs toilet and now everybody who comes over is like 👀 oooOOOooo Anyways, I guess my point is to not take any 1 persons advice so seriously 🤪.

The video clip shows carpet that needs to be replaced (and hopefully not with carpet), a few (emphasis on few meaning not many) kids toys and possibly a closet door that is missing but the camera pans so fast it is hard to tell.Â

My plan is to re-glaze the tiles on the walls and in the bath tub walls white, then update the toilet as it’s pretty short and old, I would like to add some vinyl tiles and grout to cover the ugly pink tiles on the floor.

When you only have a few properties, the math doesn't really pan out and having 1 vacant is EXPENSIVE because it kills your cash flow and you don't have enough properties to spread out the vacancy costs.Let me know if I can help further.

I painted the interior, replaced all the carpet, replaced 2 toilets. replaced master bath floor and lighting. replaced laundry room flooring and cleaned it up.

I am ok with doing it if it was local but don't really want to drive 1.5 hrs to unclog a toilet or take a cash payment.Â
