It's easy to get a little more emotionally invested in offers/properties in the beginning.

As interest rates rise, CAP rates should start to go up as well so that the investor can make the profit on the property.With all this said, people are emotional when selling as well. 

Perhaps the >15% increase in value since the pandemic can help offset some of the temporary pain?

Don't let emotion or the feeling "of I'm never going to find a deal" let you make a BAD decision.

Compare that to a family who is looking to do their first remodel for a home they plan to move into and there are tighter budgets, emotions, and inexperience to deal with.

Point taken but if you put an offer on a property because based on your initial review it looks like a good fit, I don't see this as messing with other peoples money.Not to be harsh but I don't care about the sellers emotions when I'm doing a deal. 

It sounds like you're making emotional decisions, not educated ones.As a licensed real estate agent, you have to work under a Broker that can supervise you.

I really appreciate your feed back and making it much less emotional on our end.
