Mostly wanted to congratulate you, but thought of possibly lining up your painter, landscaper, tradesman, etc to start work after closing may be a good idea if you need them.  

How about snow removal and landscaping costs?

Outside landscaping is all over grown.  

So the community pool, the gardening/landscaping for the complex, clubhouses, etc.

I am currently working as an IT Functional Analyst and Statistical Analyst.

Landscaping, janitorial and snow removal are often overlooked expenses; "because the owner does those" is often the reason the seller doesn't list them.

After I closed on the property and remodeled the kitchens and did some landscaping I was abled to refi the property because I had 20% equity and got rid of the pmi.  

Landscaping: Is this just a general upkeep costs or for large ticket items?

I've been a construction manager and in the construction industry for 10 yrs. so we can do everything like demo,flooring,electric,drywall,painting, and landscape ourselves.

It was a fix and flip when I bought it and the only work I've done on the property was landscaping; no remodeling has happened since I've owned it and nothing in the house is "falling apart" or deteriorating.
