What you need to do is agree on the plans and specifications including the finishes down to the outlet type and say "give me a price for this".

Since my parameters are quite specific ( NOT, hey I’m looking for a good deal, LOL) the responses rate while low is usually of fairly high quality.

Of course I will hire a property manager Cleveland, Ohio is a great market to focus on for cash flow and specific pockets have gone up 2x and upwards of 4x in the last 5-10 years even!

At this point, I'm not usually recommending that folks new to the STR game start more units if they are specifically looking for a passive investment.
