I don't know Vancouver or Camas at all but it sounds like people are finding some good deals there!  

It sounds like the Listing Agent would prefer to work with another licensed realtor (there are several reasons for this, including his/her own personal liability). 

For wholesalers I have heard that Simple Wholesaleing with @Brett Snodgrass does a great job and they sound pretty ethical and I would also recommend @Andy Rumple who I met personally and seemed like a great guy.

Desmond Alexander I haven't heard of FHA zero down but it sounds like some are advertising similar things in CA. http://www.desertsun.com/story/money/real-estate/2017/09/08/get-house-no-down-payment-one-desert-lender-says-its-possible/594674001/Basically they are combining FHA with those local downpayment assistance grants .I think those grants are usually for first time home buyers.Personally I don't know if people have zero down and no money getting into a house is a good idea .

I would phone them, not just read the ad because it offers WAY more than it sounds like.
