I had luck from Bethpage FCU in Long Island. 

After further research on the area, we found Tybee Island which seems best of all worlds -------- on the beach and only 20 miles to Savannah.   

@Tyler Solomon why would you recommend as a lender renting and sharing profits vs a triple net lease for a property owner?

. - say your current rental is worth more than the ADU - say the ADU has the bones to support some additions or there is land to build something else - you could do an "improvement" 1031 into the ADU and thus make it more valuable as a replacement property to that you get full tax deferral in your 1031.  

Avalon and Stone Harbor were the ritzy towns, and the Wildwoods were the "slums" of the island chains.
