Tybee Island GA Short Term Rental Experience?

Hey y'all,

Just purchased a home we are going to put on STR in Tybee Beach GA. Hours upon hours of research have gone into this and we feel we have made a great decision. Just wondering if anyone has any experience in Tybee? We were originally looking at Savannah and purchased AirDNA and researched for a couple of months. AirDNA rated Savannah as exceptional as far as regulation is concerned (in a good way). We found that not to be true as there are caps to properties in each ward and the caps have all been met so very difficult to find something that worked. After further research on the area, we found Tybee Island which seems best of all worlds -------- on the beach and only 20 miles to Savannah. Cost of entry seemed very low compared to other beach markets, and the rental demand seems healthy, even with the competition (approximately 800 competitors in the area).

Looks like a huge percentage of the STRs on the Island are managed by local management companies, and based on our research, they do not seem very sophisticated.  Our hope of course is that we have bought the RIGHT property in the RIGHT location at the RIGHT price and with good management will enjoy strong returns.  

Anyway, we are excited so just wondering if anyone has experience in Tybee... much of this forum's topics are around markets in Florida, California, Tennessee, etc.

Sean, Dylan, how are things going in Tybee? I have rented from Tybee Vacation Rentals (magenta pink branding/logos) and I thought they did a great job from a renter's perspective. I was already working on getting an income property in 2020 and the pandemic has redirected my focus to something my family can use personally for the next year or two- as a substitute for all the travel we're not doing. We LOVE Tybee and Savannah and it's a short drive for us. 

Would love to hear how it's going for you, if you chose a management company or are self managing, what the income has been like, if it's lived up to your expectations!
