Lst one I did was pretty good as it was solid cedar and should last a while.

It was my goal having been in this space longer than just about anyone in the industry ( started in 2001) to give the public feedback and to root out some of the really poor players and maybe we have done that they are not on the site and are underground for fear of being outed. ? 

Property within Philly metro has gone up like crazy, and people with deeper roots in Philly are saying there is lots of money coming from NYC. 

This concern relates primarily to student rentals, as the time frame to find solid tenants is relatively narrow.
