If the numbers make sense with that 9.25% loan, great, then they will be even better if/when the HELOC(s) come through allowing you to shift the debt to something with a far lower interest rate.

My first thought that comes to mind, is that it would be better to follow the BRRRR strategy and shift over to SFH where my budget can go further and I'd be able to shift to C class properties in B class areas, which provides more value add opportunities.

I would rent the space at the office especially if it is just outside the city limits - I would work there exclusively for a bit and then shift towards working there and at home.

The timing was not even congruent with his election, but the data showed oil prices had actually changed due to a shift in the supply curve as well as the demand curve, due to OPEC output cuts and slowing demand in China, India, etc.
