It gives you the ready cash when you need it but it doesn't increase your monthly payment just to have cash sitting around. 

When it isn't ....those are the properties that are still sitting on the market.

In my humble opinion, you can’t sit still and do nothing waiting to see what happens.

Talk to a lawyer, try to get everyone to sit down together so everyone is on the same page.

They let them sit vacant instead.

The owner told me he’s just too old to go show the property/make any repairs so both properties have been sitting vacant for a while.

It reminds me a lot of 2008, some signals are there, like developers building prime office space that cannot be rented for the money they want, or that is sitting vacant.

Those with more access to cash will do more deals, those who do not have access to cash will be sitting on the sidelines until liquidity is restored to the market and guidelines start opening up.

No one wants a septic tank sitting back there filled if you don't have much documentation on the fill.

Since we have loads of time to sit I have been researching and listening to the podcast to gain some knowledge before jumping in.
