After listening to episode 392 with Todd Baldwin, the concept of house hacking while renting out by the room has been on the top of my mind.

I watched a couple of videos and read about pex and it appears to be cheaper and simpler.

My question is very simple: rent or sell?

Any first steps or concepts would be appreciated, thank you!

I've listened to a lot of podcasts, i understand most the concepts, i look around the MLS and loop net for fun... and i have a lot of free time, so i dont need to hire property managers at first. 

That is a commonly presented concept. 

However, I viewed the strategy more as a mythical creature rather than a practical concept.

Added a master bedroom and added a open concept design.

This concept has been around for ten years and there are tons of options out there.

Open living space concept on the ground floor leading into the kitchen and W/D located on the second floor.
