Look carefully at the termite estimate and ensure it covers everything, not just replacing the termite damaged wood. 

I am leaning towards SFH BRRRRs, but as I am sure you know the buy in price makes finding a positive cash flow property tougher in our neck of the woods, at least that’s what I am seeing so far.

@Patrick Domond You need to boots on the ground an agent that can get in there and take photos....just playing the bidding war game give me a bigger offer sight unseen doesn't usually work out......you gotta know what numbers work and what numbers don't work...don't be scared to walk from the deal and follow up with her at a later date.

A prosthetic to a guy that fell into a wood chipper doesn't sound as permanently debilitating as the alternatives may have been.

There was animal urine over the house discoloring the wood floors. 

So, it is in the interest of all involved in a project to know of the tax before problems arise.Although the speculative builders tax is somewhat hidden, it is hidden in plain sight.
