For a project this scale (and assuming flat or low appreciation), I'd guess a 10% cap rate which would mean a purchase price of $1.6M.

If you are interested in scaling, this will make you an excellent project manager.Because of your experience, I would strongly suggest seeking out an experienced investor partner in the area who has access to deals and capital, but may not have the time or desire to be involved in the day to day project managing of multiple flips.
