While you want to research your own expenses, have you asked the seller for T12, and past 2 or 3 years of actual financials?

I wasn't "lucky" with this house as I put a lot of effort in researching and the owner before we bought it (no walk through) and the odds were in our favor (unless there was a foundation cracking apart issue). 

Going to change my perception and look at it year by year now and will do more research as I want to hopefully get my first property end of this year.

Research on the inter web the work you are planning and you can probably do it yourself.

Hello, I am new and I have been doing my research, it is all still new to me, so I have a lot to learn yet, but my plan is to wholesale houses until I can build enough capital to cover down payments, holding costs, rehabs etc on investment properties.

Does anyone have any pointers on where to go and research this?

The list would likely be the same list as will be at auction; the only thing that would be different is the potential buyers would not waste time researching properties that are not up for auction.

Training was the most important thing for me so I did my research on who offered the best and started from there.
