Your case of a 10% commission seems excessive but without more backstory or knowing what's common in your area, I can't be 100% sure.Go grab a few other opinions and see what's normal for your location.- Jake

Wells Fargo indicated that our business account will not be able to receive cash deposit from people not listed on the account prior to the start of next month.

The bathroom must have a 5' turning radius, the sink must be wall hung or open cabinet( 34" to top rim), the toilet must have the proper grab bars installed and at certain heights, the flush handle on the toilet must face the side that has the 5' turning radius not the opposite side.

I holding the process until the first refusal problem is solved cause I don't want to cause any legal problem to the seller.I sent a First Refusal letter before submitting the purchase offer, but the lessee said that he never received anything.

My response rate has been in-line (2-3%) but I have only received 4 signed purchase agreements.
