That is not to say that other areas are not good locations, but I'd prefer to play in areas where government, by and large, let's me provide a good quality product to tenants that respect and respond to good landlord relationships (relationships can not be over-stated no matter the location) and stays out of the way.Secondly, I do NOT and doubt I ever will do any type of government real estate subsidy (Section 8 as example) as I do not want to invite any form of government to be my partner.

I haven't found anything close with these type of 50-60% type returns.And yes, the renter quality is soooo much better, it's a no brainer to us.

Myself, I have almost 3 decades in the housing industry professionally, I have performed at the highest level of skill, licensure and quality in literally every single aspect of real estate from point of raw land planning and development, building design, build, renovation, remediation, inspection, investing, contracts, negotiations, deal engineering etc etc, I am ridiculously over-the-top experienced and qualified and that is why clients go with myself AND my team, it's not my beautiful Shrek like smile, it's my beautiful brain and decades of knowledge and performance because they know any issue that could come up, I have probably dealt with it 18 times before if not 180 and I can solve it.

@Lucian Guadagnoli most answers to a question start with "it depends" I can tell you new builds are over $100 a foot (more like $130-150) with out the land (so add the cost of location to that) so that would be the most, then adjust downs from therethe phrase "it depends" applies to location, quality, functionality of the floor plan.
