So, if you don't mind, can you please provide some documentation or specific statute that indicates it is illegal for a listing agent to recommend (though not require use of) a single lender to a single buyer based on the specific qualifications of the lender.

To confirm what Casey mentioned above, you can indeed rent out the old unit, turn it into an investment, and we count that rent in the new loan qualification to help alleviate the debt ratios.

They will base the rates and qualifications on the occupant's credit I believe, so if she is a "ghost" (no credit history) then that might be the only road block you come across.
