I would agree with @Ricardo Hidalgo that Panama City Beach may be a better target market if your only reason for buying is pure investment and not a personal interest in the Navarre area. 

Is it purely subjective or are there some kind of guidelines?

So I, and this is PURE opinion!

That last week leading to close was pure hell - I mean Murphy's Law was full blown that week.

But we will see how it all plays out our goal is not purely financial with this property .. 

Pure chaos. 

Pure real estate deal.
