All of those expenses add nothing to the value of the property but as a pure "dollar cost" they can really add up if you look at them as a percentage of purchase price (which impact your ROI).

because of it being a very good friend I explained to him I found him a buyer and I will help along the way with closing and my friend told me If I flip it he didn't care as long as he got the $ we agreed on.original purchase price $60,000wholesale fee           $15,000 - $400 for dinner and drinks with my Friend!!!!!!!

In addition my roles have varied on them from pure equity investor to cosponsor (a small group of us pooling money to buy and manage) to full syndicated deal sponsor.
