All of those expenses add nothing to the value of the property but as a pure "dollar cost" they can really add up if you look at them as a percentage of purchase price (which impact your ROI).

because of it being a very good friend I explained to him I found him a buyer and I will help along the way with closing and my friend told me If I flip it he didn't care as long as he got the $ we agreed on.original purchase price $60,000wholesale fee           $15,000 - $400 for dinner and drinks with my Friend!!!!!!!
