@Mark PedrozaLets say im working with a relative (as a minor) and all i do is find leads; the relative signs the contracts and splits the profit.

My properties are owned by a US corporation which is owned by my Canadian corporation, so I do not derive income directly from the US but only through profits that are repatriated to Canada which are then paid out to me by my Canadian company, not my US company. 

Seller more than likely is aware of the same things you are that area is in transition and that time to sell is now to maximize returns.
