Cheyne,Having done fix and flips for 12 years, both Jon and Mike give you excellent advice.I always limit the number or use of contractors specifically for the reasons you have experienced and Mike described.You sound as if you are at the end of the line money wise, if you can't get capital to finish, either through private money or a money partner, I would lean towards selling as-is and get out from it before it becomes a further burden.

I don't like to disclose specific numbers for my private investing, but rest assured that I made many tens of thousands of dollars over the two years -- much more equity than if I had purchased the property outright from the start.Also, I did not put up any option money up front, so this was in essence a no money down deal.

Sounds like maybe you need cashflow first, which may be bird dogging,wholesaling or flipping with other peoples money....hard money lenders, private investors or if you have good credit typical financing.Good luck

Buying from a private party FSBO, buying a property in foreclosure from the owner, buying subject to, etc… I took various contracts, took what I liked from each of them, wrote my own, and then had it reviewed by an attorney, and then made further changes.
