this is me and my partners 1st deal we got 14 days to find a buyer/ or find another exit strategy.My question is, how can me and my partner work with a private lender to get this deal closed if our buyers we made contact with are not serious about closing but we know there is money to be made in the deal!?

Part of a lenders Short Sale package, is a Short Sale Arm's Length Affidavit which is signed by the seller stating that they are NOT related to the buyer.   

The approval you have from your lender is based on TODAY's interest rate, if you were to find a home with an assumable loan with 3%-4% rate you would be eligible to buy a more expensive home and therefore open up your house hacking options quite a bit. 

In Colorado Springs, I work with lenders that will offer a 0% loan on almost all of the down payment.

We have a plan to push them through financing with a good lender that deals with this type of loan. 

If none of these work, then consider finding another buyer or sourcing a hard money lender (there are many on BP) to help the buyer you want.

From what I recall it is addressed using a 1 page addendum that says something to the effect of "the borrower is partnering on the purchase of the property with the lender, and is paying a fee equal to XYZ for the sole right to the ownership of the home".
