In CA I can email title company day of the sherif sale and within two hours I’ll get the clear to close title very or detail title report..... i am finding it very difficult here on the east coast one title plant is digital and accessed anywhere in the world the other title plant is at the courthouse and is done through manual labor.that's what they call a title abstractor.. we don't have those folks on the West coast.. at least the same type of position you find in other states..

I'm not sure if that means there were none to be found, or they are not coming up in that company's search, either.This is NY's way of helping the "downtrodden" deadbeat tenants find housing in the future and avoid facing consequences of the reputations they forged with their own actions.

The extra, called positive cash flow, is the money you are making.

This business relies heavily on relationships which is why I think this is such a crucial action to do if you are looking to invest in a market.Long story short is I whole heartedly believe if you are looking to invest out of state you need to take the time to go out there for yourself and see the city/market in person.

As in, a 10,000 person town I'd stay away from - you want a reasonably diversified economy...Here's the main concern I have with your startup plan - Inevitably investing out of your area will put someone locally in a stronger position with regards to negotiating. 

People says its a rare occurrence for lienholders to call the note as long as they are getting paid, but they have a right to call the note due in full if they found out the owner sold it to you in a second lien position. 3.

That puts you in a great position when purchasing (as you eluded to).You will pay "closing costs" twice, but not really.
