In fact, if you sat down with them, I would bet they can put an incredibly precise definition on what they are interested in buying and what they aren't interested in buying.

I could not find Duplexes in my searches, maybe they are not too popular in this area.

I understand appraisers that just sit at a desk, look at pictures and an MLS may not have a clue as to the social aspects, market trends or popularity of some neighborhood, they have no clue as to what school district might be favored.

A Cyclical market is subject to much wider swings in pricing.Example: I would bet dollars to donuts the rural markets and places like Topeka Kansas saw some effect from the national run up in home prices before the sub-prime but never the same wide swings that Florida and California saw.The big advantage of a linear market is much less downside price risk.The cyclical market on the other hand IF...IF you can time it right will yield nice capital appreciation but of course has higher down side risk.

I'd bet some restaurant somewhere is serving horsemeat letting people think it's beef too.

I'm not a "bet on appreciation" type investor.

If you want to flip this at retail price then your best bet would be to do a rent-to-own deal.I also would agree with Shaun Reilly - figure out what the numbers would look like from an investors stand point.

Growth north or along the I-75 corridor, I bet will slow.What do you think?
