With (30 day old, same tract) comps in the area well north of 1.1M we were pretty confident we would get the most advantageous pricing pricing and rate on our refi.My wife (a local RE Agent) and I were both shocked at how low the valuation came in at.

No buyer in my opinion should lower their expectations so low that they accept anything like what was listed here.On the flip side, I still think your awesome and a fantastic resource for other investors - just had to disagree with you (shock!)!

@Eric W.You would be very shocked how many listing agents have a list of houses that they promised to do an open house for the owner and usually put it off in hopes of the house selling quickly in the first 30 or so days, because they say they are to busy to do them or they are not worth the time in regards to money...

When you learn what they are really paying per square foot for LABOR for tile instalation, backsplash installation, granite installation, painting, carpet installation, etc. you will be shocked at how low it is.

If I see Cincinnati Coin machines when I'm showing a property to a client, I tell them to project $0 laundry income for their pro forma, and just be pleasantly surprised if the arrangement with Cincinnati Coin works out in their favor.

I know San Francisco is a very HCOL area, but these prices were a bit of a shock to me.2) Since I have a good working relationship with this gentleman, do you think it would it be a good plan to make him my "go-to" in the future when I am renting the unit?

Our original properties 10 years ago were refurbed by a contractor, no one shadowed him, and we thought the results were fabulous.It's only as I got more and more into doing our own refurbs, that when I revisited some of these earlier units, just how shockingly bad they were.
