I have competed in dozens of races from Ironmans and Marathons to 5ks.

If you are trying to get a SFH and use as a rental, it will be very tough because investors are competing with actual dwellers.

If they are against your plan you will have an uphill battle that you might not want to take on.A lot of this stuff is about relationships and it does not hurt to find out who the players are that make these decisions and work in those relationships.

So many big companies are bringing in distribution centers and the town is blowing up.I can't seem to find a builder willing to work with a small player like me.

Foreclosure Law & Bankruptcy Law and the various strategies are "squishy" depending on the experience and chutzpah of the players. 

I don’t have the funds to compete with that.

In the 50-80 unit range in major markets you're still competing with small syndications.

For all future purchases until I can compete with the big boys cash wise.

Those types of questions would likely help you find a reasonable upper limit on how much you should reserve.I would love to a large PM share their data with a mathematician, and probably a professional poker player :), and see if they could come up with some guidelines.
