They'd be able to give a lot more personalized advice versus what you might find on public forums such as these.That being said, there's a variety of strategies you might be able to employ.

There are limits to how many Fannie Mae (personal) loans you can have, which is 10 per person… so if you are married my first suggestion is to buy your properties in one person’s name to maximize  how many loans you can have.  

EXAMPLE: your wasp nestAlso, as you've learned, no one person is consistently going to your property and keeping tabs on it.

I would be the first to ask for this "advanced" type of tracking but I feel with out it you aren't treating these units as a business and are guessing.

One person is extrapolating out the depths of the inner city to the entire market as far as long term viability for investment, when the other person is actually considering A/B neighborhood buy and hold. 

o Full doc (pay stubs, taxes, personal DTI) or light doc (asset-based, DSCR)?

All my rentals out here in the Bay Area have Section 8 tenants in them that I personally screened.
