A lot also depends on your "protection class" which takes a couple things into account, like how far you are from a fire station.

IF you don't plan to live in it thou, I would say close distance to train station, college or school are important.

There are a lot of areas/properties that are near the train station / light rail station that attract commuters and can be very profitable investments.Newark also has low property tax which does not eat up a lot of return on investment.  

Obviously buying a new town home is not exactly going along with the plan above, but the property I am considering (Hadley at Arrowwood) is intriguing because it is being built right by the Arrowwood lite rail station.  

I found out that in the 80's, that site contained a small gas station which had a contamination issue. 

So 7units bringing in positive cash flow.That's my plan when I get stationed back in the US from Italy.
