Once I decided on the lender, I filled out my personal financial statement and got the property officially under contract.

I am leaning towards having the tenant pay the water invoice online, but I'll have to include some good language in the lease so that it is clear how that should function.

The issue with virtual is that it eliminates the reading, touch, body language, and connection to potentially find a business partner or your next investor.
