Yup, the security deposit is not able to cover the 2 months of unpaid rent, not to mention other repairs. 

The problems noted sound a lot cheaper to resolve than $1460.The landlord spent $1500 turning over the unit, but all of those costs are not able to be passed onto the previous tenant.

Commercial brokers typically get listings from seller directly and they are able to send out to buyers (some institutional buyers first) then if they are not able to sell off market they will post it on costar , loop net etc.

I agree that propstream and lead generation services are not able to target ONLY motivated sellers, but in my opinion, the value isnt in the actual leads.

The downside is that it is an adjustable rate loan and my plan was to refinance into a conventional loan which as I just found out am not able to do.
