Bottom line: if you've verified her employment, done your credit/background/eviction checks and they're clean, and she is not borderline on income requirements, I wouldn't worry too much about the landlord check.

I also noted at the bottom of the notice the section of the lease that stated if attorney fees were involved and I the landlord was found in favor that she would owe me all fees acquired.

Try scrolling all the way to the bottom of the web page that comes up, and see if you find a box that has a heading "Enter Your Reply:" - if you find that box, then start typing :idea:
