I would try to find out how much deferred maintenance there is beyond the roof (HVAC, etc) and whether the house is going to need a major cosmetic lift after these tenants.

That's a great problem to need to solve! 

We added for months to be paid but we are going to need the additional 2.  

Keep in mind, those properties also have very high tax rates, so if there is a vacancy, or non payment, you are going to need to cover those costs.
