I am from Edinburg TX, currently work as an engineer for a big oil field company.

Our local economy is primarily oil and gas.

Tried doing a kills primer, but when that didn't seem to work we did a shellack oil base primer on everything including the subfloor.

Taxes $10k, insurance $2835, owner's portion of electric (common areas) and heating fuel (oil) $8000, sewer & garbage $2000, vacancy 5%.

It has an oil tank buried in the back (if it's the one close to the Watsessing Station).  

I can't emphasize this enough -- nitwits who go at oil-based primer or poly without a mask to prove how macho they are invariably end up rushing the job.

I would definitely do your homework and know for sure what the future of the oil field is and that each of the tenants have been paying and paying on time.

My little town has limited opportunities and I worry about having all my eggs in one basket, especially with oil prices still low.

Note: I had MassSave do an assessment, they are going to blow-in insulation in both units, and they mentioned there are rebates on mini-splits, hot water tanks, etc.Unit #1 (Rented until June-2023 w/ Lease) - First floor, 2br, 1ba:Heat: Force air by oil.

You can say no in driveway parking and garage may be use for parking only (I specify no oil change/mechanical work in some garages).
