I get it if their is some other intangible about an investment, all evalutation methods go out the door. 

Haha I was thinking about it and one way that came to mind besides getting a partner which is also a good idea, is to consider finding people who have no debt on their homes and using the seller financing method to secure a deal.

Just keep at it, you are getting experience right now, work on your pitch, sales confidence, and how to problem solve.   

Houston is great for using the BRRRR method.
