Junior Salters- other than a break in the money coming in, I don't expect much of a financial issue with the vacancies.

I suggest you move on, chalk this up to a learning experience and get a mentor or someone who is willing to sit down with you and go over your offers and contract negotiations until you are familiar.

I am still on the lookout for the elusive mentor and I am hoping by networking at the REIA events I can find someone to take me under their wing, all while knowing I must provide them value.

I have an experienced partner and mentor with over 13 years experience.  

Make sure to network with people nearby , you may even find an REI mentor through that.

One of the best things you can do starting out is building a strong team around you and teaming up with a mentor to help you gain some experience.

I should go back and remind anyone reading this that while I do my own deals from time to time- I have a friend/mentor who I partner with especially on bigger deals that I brought in on this one.
