I've heard (and what I really need to do is get a lawyer to help out) that I can be partly liable for any major changes to the condo- beyond my monthly fees. 

I have a bunch of experience in all types of construction (since I was 17) and having a real estate active broker license for about 30 years even though I never did that full time.I used that license to help close a few deals for other people and have only done one investing deal for myself.  

Both have some major positive perks but also some downsides (such as groundfloor doesn't lend in all the states I do businesses in).  

We sit in a very active market.

If you are actively buying in Camden I would stick to cooper grant, lanning square areas.

From my quick read, Coretec appears to be just another floating vinyl plank offering - many the major flooring manufacturers offer both residential and commercial vinyl planks.
