If you sell, you loose this valuable benefit. 

Make sure that you don't find yourself winning the battle and loosing the war.

Two points: (1) the Arkansas numbers may be skewed a bit because of a temporary pause due to flooding; and (2) this does not even vaguely resemble the run-up to the 2008 recession during which foreclosures were at all-time highs, cures were at all-time lows, and lending was notoriously loose. 

Great morning BP , I'm a new investor living in Florida I bought a property in Albany, Georgia that needs some work for over two months now I keep looking for an handyman to work on it for me (try to cheap) but I realized that I'm loosing a lot of money by driving back and forth for meetings and such.

However if you had an equal amount invested in a Multifamily generating passive income that would be leaps and bounds better than any life insurance policy.Nobody wants to bring up what if a spouse isn't alive or one of you loses your job.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

Advise for "older" investors runs from go for it, you have a lot of years left, why bother you only have a few years left, just be safe you don't want to loose the money you have, depends on your risk tolerance, what's your plan old man (I didn't find any women asking the question), to you are retired where would you get the money, etc.  

As SF is bounded by water on 3 sides and hills on the fourth, values there will be fine long term.Grow your knowledge, consider other investments and keep the rental occupied.
