Call a "legit" plumber and ask what they would charge.

One story I can  think of is when I first started wholesaling, having one buyer who - was pretty legit - did multiple deals with him, but soon to realize that this person would work would be to tell you they were going to buy it for the fee you wanted, wait until about 3 days before closing, give you a call then proceed to squeeze you.
