Trying to confirm the market data for a potential investment area to feel great about modeling rents, inventory, population/census direct etc.

Hi Kasey,AirDNA and Pricelabs are good data sources for what revenue you can expect as a short term rental.

I've done the AirDNA data analysis and according to their numbers I could make around $2k/month in profit.

Most of the properties will be owned in an LLC which is registered with the State so owners data is publicly available.

That kind of performance is invaluable in contracting.....

Maybe adding an elevator would add $150k in value? 

Don’t trust any automated screening without verifying the data put on the application is correct. 

Or perhaps the increase in value you expect from renovations?  

I cross check that against what my realtor and other local folks I have relationships with tell me about where the neighborhood is trending, as well as rent-o-meter and searching for high-level rental data/trends.
