Good market data source wanted

Trying to confirm the market data for a potential investment area to feel great about modeling rents, inventory, population/census direct etc. Really want a total package of criteria. What’s the best way to go about this? I connected with CoStar and they basically blew me off because I didn’t have an ongoing need for the market research. Happy to pay a few bucks for the research. My next step is an appraiser who has costar access to see if they can, but figured I’d ask if anyone maybe already has full access and wanted to help me out.
