I increased the empty unit immediately after renovating, that was easy since it was a new tenant and full interior remodel with nice finishes.

We did a full interior gut to the studs renovation, full exterior renovation, dug out the basement and gained about 7 inches, fully finished the basement, added a bathroom in basement, and added a 4th bedroom on second floor.

Sometimes you have to add trim and paint to both the interior and exterior, those can add $100+.

I replaced the roof, repainted the interior, replaced the HVAC and installed new carpet.

The first story was built in 1950 and the second story in the 70's with a very ugly mansard roof. no interior drywall, plumbing or even a staircase up to the second floor :) etc etc...

We have rehabbed the interior of all 7 units with new flooring, paint, some plumbing fixtures, counter tops, and light fixtures. our last major project is to replace a 2 story deck on the back side of the building this coming spring.
