I will jump in here on the topic of 1031 Exchanges. 

At the time of this deal, I had our primary residence in San Diego, 2 auto loans, and the mortgage for our first rental all counting against me for the DTI calculation.My wife and I figured that we could put the second rental property in her name as she has no debt whatsoever.  

If I were in her position I'd be very aggravated, but she was very polite and just asked if we could possibly see if it could be adjusted when we had time.Another tenant came in today to pay his rent for December.

I have a tenant in her 3rd year with us that was almost evicted 5 years ago.

Can she sell us her option, or does that have to be explicilty stated in her contract for her to assign it to us?
